The short answer
A polyaspartic coating is a stronger, faster alternative to commercial garage epoxy flooring. It resists oil, gasoline, brake fluid and hot-tire pickup, cleans up with soap and water, and most installs are done in a day with vehicles back on the floor within 24 hours.
- Built for vehiclesResists hot-tire pickup, abrasion and the weight of daily vehicle traffic.
- Shrugs off fluidsOil, gasoline, brake fluid and road grime wipe up instead of soaking in.
- Back in use fastMost installs take a day, and vehicles can drive on it within 24 hours.
- 5-year warrantyCommercial floors are covered for five years, longer than many installers offer.
What a commercial garage floor goes through
A business garage sees more in a week than most home garages see in a year. Vehicles pull in hot off Texas roads, drip oil and coolant, and track in mud, gravel and rainwater. Bare concrete soaks all of that up, stains, dusts and slowly breaks down.
A coated floor seals the slab. Spills sit on top where you can clean them, tires don't leave marks, and the floor keeps a clean, professional look for customers and staff. Sealing the slab also stops the concrete dust that bare floors shed, which ends up on vehicles, tools and anything stored nearby. It is a simple upgrade that makes the whole garage easier to run.
Commercial garage epoxy flooring vs. polyaspartic
Epoxy is what most people ask for, but it has real drawbacks in a working garage. It can take three to six days to cure, it tends to yellow where sunlight reaches it, and it can chip and peel under hot tires and heavy use. For a business, that means a long closure and repairs down the road.
Our system pairs a polyurea base coat, graded four times stronger than traditional epoxy, with a UV-stable polyaspartic topcoat. It is flexible enough to handle Texas heat swings near open bay doors without cracking.
- Resists oil, gasoline, brake fluid and road chemicals
- Stands up to hot-tire pickup and abrasion
- UV stable, so it won't yellow near open doors
- Seamless and non-porous, cleaned with soap and water
- Slip-resistant textures for wet entries
How we schedule a commercial garage install
We start by diamond grinding the concrete so the coating can bond. Minor cracks, stains and light spalling are repaired during prep. Then comes the polyurea base coat, an optional flake broadcast, and the polyaspartic topcoat.
A smaller garage or a few bays can often be finished in a day. For larger spaces we can work bay by bay or outside business hours so vehicles keep moving. We won't guess at a timeline for a big facility. We'll see the space and plan the schedule with you. Walk through each step on our process page.

Colors, zones and a 5-year warranty
Choose a solid color or one of our flake blends, like Granite, Slate Stone or Domino, which hide dust and tire marks well. Different colors can help set apart parking, work and walkway areas. If you need safety markings or striping, talk to us about it during the assessment.
Commercial floors carry a 5-year warranty, and our certified installers prep every slab the right way. You can see residential garage floors we have finished on our garage floor coating page.
More than one kind of space under your roof?
Plenty of businesses with a garage also have a shop, a storage area or a break room that could use a better floor. Because the same system works across all of them, we can quote everything in one visit and plan the work so the whole property isn't closed at once.
If your garage doubles as a repair area, see our auto shop floor coating page. If it holds racking and pallets, our warehouse floor coating page covers forklift traffic. Schools and districts with bus or maintenance garages can start with our school floor coating page. For an overview of every facility we coat, visit our commercial floor coating hub.

Questions
Commercial garages: straight answers
How soon can vehicles drive on a new commercial garage floor?
Within 24 hours of the install in most cases, and you can walk on it soon after we finish. Epoxy usually needs several days before it can take vehicle traffic. That faster turnaround is the main reason businesses choose our polyaspartic system for fleet bays and service garages.
Will the coating hold up to hot tires?
Yes. Hot-tire pickup is a common reason epoxy garage floors fail, and our system is built to resist it. The polyurea base coat is graded four times stronger than traditional epoxy, and the polyaspartic topcoat resists abrasion and chemicals from vehicles coming in off the road.
Can you coat a garage that has old cracks and stains?
Usually, yes. Minor cracks, stains and light spalling are fixed during our diamond-grinding prep. If a slab is severely damaged or structurally compromised, we'll tell you honestly during the free assessment and explain what repair it needs first. Most concrete repairs cost up to three times the price of coating.
Do you coat parking garages and fleet facilities in Austin?
Yes. We're based in Hutto and work across the Austin metro, including Austin, Round Rock, Pflugerville, Georgetown, Taylor and Manor. Whether it's a fleet yard, a dealership service drive or a parking garage, call (737) 637-3732 or contact us to set up a free on-site assessment of your garage.
Is commercial garage epoxy flooring cheaper than your system?
Epoxy can look cheaper on paper, but it needs several days to cure, which means more closed days, and it is more likely to peel under hot tires. Once you count downtime and repairs, our polyaspartic floor with a 5-year warranty is usually the better value. Our real cost of epoxy flooring guide explains what drives price.
