The short answer
A polyaspartic coating gives a commercial kitchen a seamless, non-porous floor that resists stains and chemicals, offers slip-resistant textures, and cleans with soap and water. It cures far faster than kitchen epoxy flooring, so you lose less service time.

- Slip-resistantTextured finishes add grip in prep lines, dish areas and walk-in entries.
- Easy to cleanSeamless and non-porous, so spills and grime mop up with soap and water.
- Fewer closed daysFast cure times mean the kitchen is back in service sooner than with epoxy.
What a commercial kitchen floor goes through
A restaurant kitchen floor gets grease from the fryers, water from the dish pit, dropped food, cleaning chemicals and hundreds of trips a day between the line and the walk-in. Grout lines and worn concrete trap grime and are hard to keep clean.
Slips are the bigger worry. A wet, greasy floor is a real hazard for staff carrying hot pans and knives, so traction and cleanability matter as much as durability. Old quarry tile and sealed concrete also tend to crack and loosen over time, leaving gaps where water and food waste collect.
Commercial kitchen epoxy flooring vs. polyaspartic
Epoxy is often suggested for kitchens, but it needs several days to cure and can chip under carts and dropped equipment. For a restaurant, days without service add up quickly.
Our polyaspartic system cures fast and creates a seamless surface that is highly resistant to chemicals, stains and abrasion. It can be customized for anti-microbial requirements. Our post on polyaspartic flooring for commercial kitchens goes deeper.
- Seamless surface with no grout lines to trap grime
- Non-porous, so liquids don't soak in
- Slip-resistant textures for wet and greasy areas
- Resists cleaning chemicals, stains and hot water
- Low-VOC formulations, safe for interior use
Scheduling around service
We diamond grind the concrete first so the coating bonds, repairing minor cracks and stains in prep. Then come the polyurea base coat, an optional flake broadcast and the polyaspartic topcoat. Coating concrete that is in good shape is far cheaper than tearing out and replacing a damaged kitchen floor, and most concrete repairs cost up to three times the price of coating. Equipment needs to be moved out of the work area, and we'll go over that with you ahead of time. Low-VOC formulations mean the coating is safe for interior use.
A small kitchen can often be done in a day, which may mean a single closed day or an overnight install. For larger kitchens or food production spaces we'll plan the schedule with you, around your slowest days. See how it works on our process page.

Colors and warranty
Lighter colors make it easy to see when a floor needs cleaning, while flake blends like Pebble Beach or Ice Cap hide everyday wear. You can browse options on our color choices page. Commercial floors carry a 5-year warranty from Heritage.
Before we start, check what your local health inspector expects for kitchen floors. We're happy to talk through the finish options with you.
Beyond the kitchen line
Restaurants and food businesses have more than one hard-working floor. Dry storage, back hallways, loading areas and break rooms take a beating too, and the same system works in each. We can look at every area in one free visit and plan the work so you're closed as little as possible.
If you run food storage or a distribution space, our warehouse floor coating page covers pallet jack traffic. Cafeterias in schools and daycares are covered on our school floor coating page, and clinics with break kitchens can read about healthcare floor coating. Questions
Commercial kitchen flooring: straight answers
Is a coated floor slippery in a kitchen?
A smooth gloss finish can be slick when wet or greasy, which is why we offer slip-resistant textures for kitchens. We'll suggest the right level of grip for your prep line, dish area and walk-in entries during the assessment, so the floor stays safe without becoming hard to mop.
How long will my restaurant need to close?
Often just a day for a smaller kitchen, since our coating cures in a fraction of the time epoxy needs. Larger kitchens and food production areas take more planning, and we'll set the schedule with you around your slowest days. Call (737) 637-3732 to talk it through.
Will the floor stand up to daily cleaning chemicals?
Yes. The polyaspartic topcoat is highly resistant to chemicals and stains, and because the surface is seamless and non-porous, spills and cleaners stay on top. Most daily cleaning needs nothing more than soap and water and a good mop. Wiping up grease spills promptly keeps the floor looking its best and keeps the slip-resistant texture working.
Can the coating be anti-microbial?
The coating can be customized for anti-microbial requirements. Let us know what your kitchen or food business needs during the free on-site assessment and we'll go over the options before we quote. Combined with a seamless, non-porous surface, it gives grime far fewer places to hide.
Is commercial kitchen epoxy flooring a better deal?
Epoxy can cost less upfront, but it needs several days to cure, which means more days without service, and it can chip under carts and dropped equipment. A polyaspartic floor that installs fast and carries a 5-year commercial warranty is usually the better value once lost sales are counted. Our real cost of epoxy flooring guide explains more.
